Dear Sir:
At its meeting of July 17, 2025, the Board of Commissioners authorized the Director of Procurement and Materials Management to advertise Contract 25-361-11 Proposal to Lease 12.91± acres of District real estate located north of the Main Channel between Central and Laramie Avenues in Stickney, Illinois, known as Main Channel Parcel 39.02, for a 39-year term. The minimum acceptable annual rental bid was established at $343,000.00 (10% of the appraised fair market value).
At the September 30, 2025 bid opening, the sole bid was received from Sanchez Group with an initial annual rental bid of $396,084.00 (11.5% of the appraised fair market value). The real estate is currently vacant and Sanchez Group plans to use the site for truck parking and storage. The Village of Stickney supports the commercial leasing of this site and the tenant will be required to obtain all local permits and approvals.
The Finance Department has reviewed Sanchez Group’s financial and company background information and has reported that it demonstrates the ability to meet its financial obligations under the proposed lease.
It is requested that the Acting Executive Director recommend to the Board of Commissioners that it accept the initial annual rental bid for Contract 25-361-11 Proposal to Lease 12.91± acres of District real estate located north of the Main Channel between Central and Laramie Avenues in Stickney, Illinois, known as Main Channel Parcel 39.02, for a 39-year term from Sanchez Group in the amount of $396,084.00.
It is also requested that the Acting Executive Director recommend to the Board of Commissioners that it authorize and direct the Chairman of the Committee on Finance and the Clerk to execute the lease agreement after it has been approved by the General Counsel as to form and legality.
