Authority to commence statutory procedures to lease 1.86± acres of District real estate located north of the Cal-Sag Channel and west of Archer Avenue in Lemont, Illinois, known as Cal-Sag Channel Parcel 1.02

Dear Sir:

 

Route 83 Properties II, LLC (“Route 83”) currently leases approximately 1.90 acres of District real estate located north of the Cal-Sag Channel and west of Archer Avenue in Lemont, Illinois, known as Cal-Sag Channel (“CSC”) Parcel 1.03, where it operates a residential excavation and demolition company. The lease commenced June 6, 2019, and expires June 5, 2029.

 

Route 83 is expanding its business and has requested to lease the nearby 1.86-acre area, known as CSC Parcel 1.02, which is currently vacant. The requested lease term is 10 years. If Route 83 is the successful bidder, it intends to use the subject property for storing large machinery and equipment. There is a 1.4± acre strip of land between parcels CSC 1.03 and CSC 1.02 that is owned by ComEd and contains an electrical tower for transmission lines, which Route 83 also uses for storage of business equipment with permission from ComEd. The Village of Lemont supports the leasing of this site, subject to the local zoning and permitting process.

 

The District’s technical departments have reviewed this lease request and have indicated that the subject site is not currently needed for corporate use and that they have no technical objections thereto.

 

It is requested that the Executive Director recommend to the Board of Commissioners that it authorize and direct the General Counsel to commence statutory procedures to lease 1.86± acres of District real estate located north of the Cal-Sag Channel and west of Archer Avenue in Lemont, Illinois, known as CSC Parcel 1.02 upon the terms and conditions set forth herein.
