TRANSMITTAL LETTER FOR BOARD MEETING OF SEPTEMBER 4, 2025
COMMITTEE ON REAL ESTATE
Mr. John P. Murray, Acting Executive Director
Title
Authority to issue a 5-year permit extension to The 670 Parking Condominium Association to continue to maintain a gutter system between the District’s Main Office Building and the Ritz-Carlton Residences located at 625 North Michigan Avenue in Chicago, Illinois. Consideration shall be a nominal fee of $10.00
Body
Dear Sir:
The 670 Parking Condominium Association (“670 Parking”) owns the indoor parking facility that is part of the Ritz-Carlton Residences (“Ritz”) located at 625 North Michigan Avenue in Chicago, Illinois, immediately east of the District’s Main Office Building (“MOB”). The two buildings are separated by a gap of less than 2 feet in the northeast corner of the MOB.
On November 5, 2015, the District’s Board of Commissioners authorized the issuance of a 5-year permit to 670 Parking to install and maintain a gutter system in the gap between the two buildings. The gutter system prevents stormwater and debris from collecting in this gap, and protects against wear and tear to the sides and foundations of both buildings. Without this permit, the District would need to install its own gutter system. The permit, as extended, expires November 14, 2025.
670 Parking has requested a 5-year permit extension to continue maintaining the gutter system between the Ritz and the MOB. All maintenance and costs for the gutter system are borne exclusively by 670 Parking.
The District’s technical departments have reviewed this permit extension request and have no objections thereto. Since the gutter system equally benefits the District, and 670 Parking has taken on the cost of installation and maintenance that the District would otherwise have to expend, a nominal fee of $10.00 is recommended for the permit.
It is requested that the Acting Executive Director recommend to the Board of Commissioners that it authorize the issuance of a 5-year permit extension to The 670 Parking Condominium Association to continue to maintain a gutter system between the District’s Main Office Building and the Ritz-Carlton Residences located at 625 North Michigan Avenue in Chicago, Illinois. Consideration shall be a nominal fee of $10.00.
It is further requested that the Acting Executive Director recommend to the Board of Commissioners that the Chairman of the Committee on Finance and the Clerk be authorized and directed to execute said permit extension agreement after same is approved by the General Counsel as to form and legality.
Requested, Susan T. Morakalis, General Counsel, STM:BJD:NOC:vp
Recommended, John P. Murray, Acting Executive Director
