COMMITTEE ON REAL ESTATE
Mr. John P. Murray, Executive Director

Consideration shall be an initial annual fee of $5,000.00
Body
Dear Sir:
Amrize Mid-America, Inc. (“Amrize”) leases an approximately 8.1-acre undeveloped parcel in Lemont, Illinois, known as Main Channel Parcel (“MCP”) 26.01. The lease commenced September 1, 1999, and expires August 31, 2050. MCP 26.01 is currently unimproved; however, Amrize plans on developing the parcel for a ready-mix concrete plant. As part of that plan, it has asked Commonwealth Edison Company (“ComEd”) to extend electrical service from the adjacent MCP 26.04, which Amrize also leases under a separate lease agreement.
Accordingly, ComEd and Amrize have requested a 25-year, approximately 20’ x 1080’ non-exclusive easement to install, operate, maintain, repair, and replace electrical transmission lines and related facilities as part of Amrize’s development on MCP 26.01.
The District’s technical departments have reviewed ComEd and Amrize’s request and have no objections thereto. An initial annual easement fee in the amount of $5,000.00 is recommended, as the pro-rata share of 10% of the fair market value of the land would yield a fee less than the District’s minimum fee of $5,000.00.
It is requested that the Executive Director recommend to the Board of Commissioners that it grant a 25-year, approximately 20’ x 1080’ non-exclusive easement to Commonwealth Edison Company and Amrize Mid-America, Inc., as co-grantees, to install, operate, maintain, repair, and replace electrical transmission lines and related facilities on District real estate located south of the Chicago Sanitary and Ship Canal and east of Illinois Route 83 in Lemont, Illinois; Main Channel Parcel 26.01. Consideration shall be an initial annual fee of $5,000.00.
It is also requested that the Executive Director recommend to the Board of Commissioners that it authorize and direct the Chairman of the Committee on Finance and the Clerk to execute said easement agreement after it is approved by the General Counsel as to form and legality.
Requested, Susan T. Morakalis, General Counsel, STM:BJD:KHY:vp
Recommended, John P. Murray, Executive Director
