Title

Consent to assignment of lease agreement dated July 10, 2008, between the District and Trinity Christian College on approximately 57 acres of District real estate located near College Drive and Ridgeland Avenue in Palos Heights, Illinois, known as Cal-Sag Channel Parcel 10.03, to Chicago Christian Schools. Consideration shall be a document preparation fee of $5,000.00

Dear Sir:

 

Trinity Christian College (“Trinity”) leases approximately 57 acres of District real estate for the purpose of operating athletic fields in connection with Trinity’s academic and physical educational programs. The lease commenced on July 15, 2008, and expires on June 30, 2058. Trinity’s current annual rent is $136,800.00.

 

On November 4, 2025, Trinity announced that it will be closing at the end of the 2025-2026 school year. In June 2026, Chicago Christian Schools (“CCS”) announced that it will be acquiring Trinity’s 60-acre campus, which is on non-District land. As part of the overall acquisition, Trinity has requested to assign the subject lease of District property to CCS. CCS serves students from pre-K through high school. CCS has had a presence in southwest suburbs dating back to 1963. 

 

Trinity’s lease agreement allows it to assign the lease, subject to the District’s consent, which cannot be unreasonably withheld. CCS will continue to use the leasehold premises for operating athletic fields in conjunction with CCS’s academic and physical educational programs.

 

The District’s Finance Department and Law Department have reviewed CCS’s background and financial history and determined that CCS demonstrates the ability to meet its financial obligations under the lease.

 

It is requested that the Executive Director recommend to the Board of Commissioners that it consent to the assignment of lease agreement dated July 10, 2008, between the District and Trinity Christian College on approximately 57 acres of District real estate located near College Drive and Ridgeland Avenue in Palos Heights, Illinois, known as Cal-Sag Channel Parcel 10.03, to Chicago Christian Schools. Consideration shall be a document preparation fee of $5,000.00.

 

It is also requested that the Executive Director recommend to the Board of Commissioners that it authorize and direct the Chairman of the Committee on Finance and the Clerk to execute said Consent to Assignment of Lease Agreement after it is approved by the General Counsel as to form and legality.
